Welcome to issue #39 of Trail Mix, a weekly newsletter about the people, places, history, and happenings in Southeastern Arizona.

It’s getting hot out there. If you’re heading to the trails, grab your water, grab your snacks, and grab your phone. The desert is blooming, and there’s a lot of beauty to be taken in. With that said, many people are concerned that our incredible area is changing in concerning ways. Let’s dive into it.

Coming Soon: New Segment!

It’s been almost a year of Trail Mix landing in inboxes around the greater Vail area (Vail, Rita Ranch, Corona de Tucson, and even our surrounding small towns like Benson and Sonoita). Now it’s time for me to give you the mic.

Starting soon, you’ll start hearing from other local residents who love sharing their hidden gems, hot tips for desert life, and favorites from our town. It’s more of a spotlight on local creators and businesses, and more of an opportunity for you to soak up all our area has to offer.

Do you have someone locally you'd love to hear from in this new segment?

Maybe it's you who wants to share a few local gems! Choose yes or no, and on the next screen you'll be prompted to leave the person's name and, if available, contact information so we can reach out!

Vail’s Evolving Horizon: Infrastructure, Innovation, and Industry

As we move through 2026, the landscape of the Vail and Southeast Tucson area is undergoing its most significant transformation in decades. From new rooftops to high-tech hubs and mining developments, the growth we’ve discussed for years is now physically taking shape. Here is the latest on three major projects defining our region's future.

Vail Crossings: Breaking Ground on New Neighborhoods

The long-discussed Vail Crossings development is officially moving from blueprints to bulldozers. Following the formation of the Community Facilities District (CFD) earlier this year, the project is set to break ground in late 2026.

  • The Scope: Spanning 609 acres north of the I-10 and Highway 83 intersection, the project will eventually bring 1,180 single-family homes to our area.

  • Infrastructure Fixes: To handle the influx, the project includes significant roadwork, including a new traffic signal at Colossal Cave Road and Success Drive, and improvements to Benson Highway.

  • ⚠️ Community Crossroads: The Cost of Urban Sprawl
While the development addresses the housing shortage, many longtime residents worry about Vail's suburbanization. Critics point to the loss of 18+ acres of riparian habitat and the increased traffic on roads that were never designed for a thousand-home population spike. Furthermore, the proximity to the historic Shrine of Santa Rita in the Desert has sparked fears that the project will overshadow the quiet, rural character that makes Vail unique.

Project Blue: The $3.6 Billion Tech Giant in Rita Ranch

Just to our west in Rita Ranch, the Project Blue data center campus (led by Beale Infrastructure) has become a focal point of regional economic debate.

  • The Scale: This massive $3.6 billion investment could house up to 10 buildings, making it one of the largest developments in Southern Arizona’s history.

  • The Water Positive Promise: Developers claim the project will be “water positive" by funding a new 30-acre aquifer recharge facility to replace more water than it consumes.

  • ⚠️ Community Crossroads: The Pushback on Project Blue
Despite the economic promises, many residents in Rita Ranch and Vail remain skeptical. Critics point to the 1,910 acre-feet of water the project will require annually at full build-out. Neighbors have also raised concerns regarding transparency and the strain on our electrical grid, fearing that such a massive "always-on" power user could impact local energy reliability and rates during peak summer months.

Hudbay’s Copper World: A New Era of Mining

The Santa Rita Mountains are seeing a renewed era of industry with Hudbay Minerals’ Copper World project, fueled by a recent $600 million investment from Mitsubishi Corporation.

  • Domestic Demand: Hudbay aims to produce copper for the U.S. green energy transition entirely on private land, bypassing several federal hurdles that stalled previous attempts.

  • Economic Impact: The project promises more than 400 direct jobs and over $250 million in local property taxes over its lifespan.

  • ⚠️ Community Crossroads: The Fight for the Santa Ritas
The project faces fierce opposition from groups like No Copper World. Arguments against the mine focus on the permanent environmental scars to our mountain ridges and the depletion of 70 billion gallons of groundwater over the mine's life. Additionally, the increase in heavy industrial truck traffic on local roads has residents concerned about both safety and air quality in the valley.

Whether these projects bring long-term prosperity or lasting environmental costs is a debate happening right now in our front yards. As we grow, staying informed is the only way to ensure the Old Vail spirit survives the new Vail boom.

HOME ON THE RANGE

Welcome to the Home on the Range section. It’s here where we drink our coffee together on the porch as we talk about what it’s like to live in the desert. If you have a home, Airbnb, or desert living tip you’d like to highlight, secure your spot here.

Let’s Talk Stinknet

While it might look like a harmless field of yellow lollipops, Stinknet (Oncosiphon piluliferum) is an aggressive invasive weed that poses a triple threat to the Vail community. Originally from South Africa, this plant spreads rapidly along roadsides and desert washes, outcompeting our native wildflowers and creating a massive fire risk when it dries into a thick, flammable carpet during the summer months. Beyond the ecological damage, it is notorious for its pungent, turpentine-like odor and for causing severe respiratory distress or skin rashes in sensitive individuals. If you spot these bright yellow, globe-shaped flower heads on your property, it is vital to pull them by the root, bag them securely, and dispose of them in the trash before they go to seed and further jeopardize our local landscape.
